How to Sell a Home in Boulder Colorado?
There are five questions you must be able to answer when it comes to selling your home in Boulder Colorado or somewhere nearby along the Front Range. The questions are:
Should I sell my home?
When should I sell my home?
What should I do to prepare my home for the market?
Who should I use to help me sell my home?
At what price should I list my home?
It’s important to understand why these questions matter so much in the selling process and how to go about answering them. This post is designed to help you understand each of these questions at a higher level and to identify, for yourself, if there is more work for you to do in any of these areas. In future posts, I will go in depth to answer each of these five questions. To learn more, you may watch the video below or keep on scrolling to read all about this.
1. Should I Sell My Home?
If you have any bit of grey area in answering this question, I recommend taking the time to consider multiple perspectives that can arise when deciding to keep or sell your home. For instance, selling your home isn’t just about the sale price. We want to keep profit top of mind and understand all of the costs associated with selling your home that can affect your bottom line financially. Do you have a clear understanding of how much money you stand to make if you sell your home today versus selling in two years from now? And if you decide to hold onto your home and rent it out, do you understand all of the costs and liability involved in that decision? If not, I encourage you to check out this video to learn more. Knowledge is both powerful and empowering to making the choice that is truly best for you.
2. When Should I Sell My Home?
If you have any control over the timing of when to list your home, there are multiple points of information to consider that can influence your listing strategy. These points include:
What the real estate market looks like through the year.
How the expected change in interest rates could impact buyer demand.
How location, amenities, and condition affect sale price.
How competition affects buyers’ perceived value and what they are willing to spend on your home.
These points can all influence your strategy for when you choose to list your home. They will have a large influence on whether your financial and emotional goals are met. To dive into depth on this topic, stay tuned for a future video and blog post on this subject.
3. What Should I Do to Prepare my Home?
Whether you have six months or just a few days to prepare your home for listing, there are things you should and shouldn’t do that will affect you financially. The answer to this question depends greatly on the current state of your home and how it compares to the competition. To learn the answer to questions such as “Should I take on a remodel?” “Should I paint my home?” or “Should I stage and to what extent?,” stay tuned for a future video and blog post all about this subject.
4. Who Should I Hire to Sell my Home?
If you decide you want to hire someone to help you sell your home, there are four non-negotiable characteristics that you must have in an agent. The presence or lack of these qualities will have the greatest impact on your financial and emotional experience. Additionally, did you know that based on your personality type, you can look for certain qualities that will further enhance your selling experience. In a future post, I am going to dive into all of these insights so you can have the greatest chance of hiring an agent that is the perfect fit for you. And if you’re the interviewing type, head on over here where you can get on my calendar for 30-minutes and see if I might be the right agent for you. Stay tuned for the future video and blog post that takes a deep dive into how to find the right agent for you.
5. At What Price Should I List my Home?
The final question you need to answer is at what price should you list your home. Did you know that this list price is the most important piece of marketing you have? Get this right, and your property will garner the interest of 95% of all potential buyers. But if you list at just 5% above your home’s true market value, you will only garner the attention of 50% of potential buyers. In a future post about this subject, we will dive into why you shouldn’t trust sites like Zillow that estimate your home’s value, how you can use a market expert to help you get this right, and whose perspective you should most keep in mind during this decision-making process. Stay tuned for this future video and blog post.
